Should you get a drain survey before you buy a house?

Kristina Smith September 23, 2024 Reviews Leave a Comment

A key part of the property-buying process is the surveys. When buying a property, most people will opt for an RICS survey of some sort. There are three levels of these, with Level 1 being the most basic and Level 3 being the most comprehensive.

Are drain checks included?

According to RICS, a Level 3 survey will include a brief check of the drains but doesn’t include a CCTV drain survey

What is a CCTV drain survey?

A CCTV drain survey is an inspection that is carried out using small waterproof CCTV cameras that are inserted into the drainage system. This enables real-time footage to be captured and analysed and provides a detailed view of the overall condition. Crucially, this does not require any excavation.

What are the benefits?

– Having a specialist CCTV drain survey can detect problems that are hidden deep inside the system that may well otherwise be missed.

– The report that comes with most CCTV surveys will outline any repairs that may be required. This could be used to negotiate on price.

– Some mortgage providers and home insurers now insist on a drain survey, so having one done can increase your options in this regard.

Need a CCTV drain survey Wolverhampton?

Specialist firms are available that offer a CCTV drain survey in Wolverhampton and the surrounding areas. Many of these also have useful online resources – such as the examples seen here:www.wilkinson-env.co.uk/drainage-services-cctv-surveys-midlands/cctv-drain-surveys/cctv-drain-surveys-wolverhampton/.

What issues can it uncover?

A CCTV drain survey can detect blockages, signs of corrosion, small cracks, leaks, tree roots in the pipework, and collapsed pipes.

How long does it take?

A CCTV drain survey usually takes between 1 and 3 hours, depending on the size of the property and the ease of access.

How much does it cost?

The cost of a CCTV drain survey varies depending on the level of feedback required, and the size and age of the property. The average cost ranges from £160 to £400.
